| Problem Solving | ||
Problem solving is one of Healy Consultants' core strengths, because we are in the business of providing solutions to clients. Our ability to troubleshoot property-related problems stems from our 'can do' attitude to any engagement, regardless of its size or complexity. The following is an overview of our problem solving capabilities: | ||
1. |
Understanding local property purchasing regulations in Asia. For example, legal documents relating to buying Asia real estate may be available only in the local language. To assist with problem solving, Healy Consultants assists with all legal matters which could delay or confuse an engagement, including arranging for documents to be translated. |
|
2. |
Some clients require Healy Consultants' assistance with problem solving related to agents, for example on the issue of agents' commissions and their fees. Healy Consultants assists with supervising agents from the beginning of an engagement, ensuring our client views properties that meet their budget and specifications. |
|
3. |
In some countries in Asia, it is necessary for foreigners to obtain government approval in order to buy property. For example, in Singapore applications to buy property with land attached are submitted to the Singapore Land Authority (SLA). Some investors approach Healy Consultants to assist with problem solving rejected applications, which may be due to i) incomplete information provided in the application or ii) an insufficient/unprofessional business plan. |
|
4. |
When buying property in Asia, international investors may face problems with property valuation. For example, the property may be valued far lower than anticipated, which impacts the international mortgage offered by banks. Healy Consultants assists with problem solving in this area by ordering re-valuations if necessary with alternative property valuation companies. |
|
5. |
Occasionally, clients may face accounting and tax-related problems related to their property purchase. Healy Consultants' problem solving experts ensure that any tax problems are solved efficiently and that tax paid is legally minimised. Our staff work closely with tax and accounting authorities in all Asian jurisdictions, including Inland Revenue Authority of Singapore (IRAS) and the Hong Kong Inland Revenue Department. |
|
6. |
International property investors may have problems with their property letting agency, for example untimely rent collection or unforeseen administration charges. If requested, Healy Consultants will assist with problem solving by migrating our client from one letting agent to another. |
|
7. |
Some property investors face difficulties with property insurance claims. As part of our problem solving service we will prepare and follow up on client insurance claims to maximise the probability of success. |
|
8. |
If the property is held in the name of an offshore company, changes to international tax laws may have a negative impact on the beneficiaries. Alternatively, shareholder disputes may arise. As an experienced corporate services provider, Healy Consultants has vast experience of problem solving in this area, including restructuring companies to make them more tax efficient and arbitrating shareholder disputes to ensure a successful outcome. |
